An early 20th century building housed a two-story office with a two-story residence above. Over the years the original composition, detail and concept were badly degraded. This new 6-story building maintains the commercial storefront at the street and transforms the residential unit into four new floor-through condominium units above.

Taking cues from the original composition, the new design is a referential yet clearly modern interpretation of the historic form. The residential portion of the façade is clad with a narrow rectangular brick, windows with red powder coated aluminum frames, and a slender guardrail at the roof terrace, a nod to the historic cornice. In contrast, the commercial storefront is clad in mahogany unifying the two-story space and differentiating it from the residential above.

The new office, now headquarters to the boutique developer/builder GRID Group, features clean airy and light-filled loft-like spaces. A 3-story steel stair, floor to ceiling glass partitions, and large windows facing south, combine to unify the space and provide visual and special connections across the levels.
